OVERVIEW: There are two types of ways that you can invest with loans. These are loans that you can utilize for the BRRRR strategy. I'm not talking about putting 20, 30% down payment on a property. These are actually BRRRR strategy loans. Number one is private money. Number two, you can do hard money. We have hard money lenders that'll lend 85, 90% LTV. And so what we will do is we actually have some investors that don't mind taking a second position mortgage. And so we will then give them a second position mortgage. That is our down payment. And so we plop the down payment onto our hard money loan. And then we cash them out after we do our cash-out refinance. Private lender gets paid off. Hard money loan gets paid off. Bam. We do it again. Repeat the process over.
